What we do
- Finish the design first. Layout, cabinets, tile, fixtures and lighting chosen and priced before demolition, so the number does not move.
- Order before demolishing. Cabinets and tile on hand before the old kitchen comes out; the gap between the two is where remodels stall.
- Run the punch list. The last five percent is the part most contractors leave, and it is in the contract with a date.
What we will not do
- Allowance the finishes. An allowance is a price that will go up; the real tile and the real faucet are in the quote.
- Move plumbing without a permit. A drain moved without inspection fails the next home inspection and sometimes the floor.
- Start what cannot be finished. If the lead time on the countertop is six weeks, the demolition waits five.
